In Belgium, whether you are in Wallonia, Flanders, or Brussels, having a valid EPC (Energy Performance Certificate) is a legal requirement for any property put up for sale or rent. 🏘️
The regulatory landscape is shifting fast, with strict regional objectives coming into play:
- Flanders: While the renovation obligation introduced in 2023 originally required a 5-year deadline, since January 2026, properties with an E or F label must now be renovated to at least a D-label within 6 years of purchase. ⏳
- Wallonia: Starting in 2028, buyers of E, F, or G-rated homes will also have 5 years to reach at least a D rating. 📅
- Brussels: By 2033, all residential properties must achieve a minimum Class E rating, meaning F and G homes must be upgraded. 🛠️
