- I’m pleased to share that Bao Living has been selected for the ULI Accelerator 2026–27 cohort. Axel van der Donk and I started Bao Living to make urban housing more affordable, liveable and sustainable. Today, we help residential developers create more usable living space in their urban projects, reduce material use, and build more circularly with our SAM system. - More room to live. Less furniture to buy. For HESTIA Building Memories’s project in Mol, SAM created 12.3% more usable living space, with fixed furniture already built in. Renters bring their own bed, sofa and table to make it home. That combination helped achieve 8% higher rental income compared with traditional apartments. All six SAM apartments were rented within two hours of the first viewing. That design goes straight into production plans, and our partners build the modules in their workshops. - What if a thinner floor build-up could save you up to €24/m²? In a traditional build, pipes and ducts run through the floor layers, which can push the total floor build-up to roughly 51 cm. With SAM, the utilities run through the module instead.
