A building is designed to perform in a certain way. Then it starts operating — and it begins to deviate.
This is deviation risk. Not a fault, not a scandal: a normal property of any system that runs continuously while the world around it changes. Occupancy shifts. Weather varies. Equipment ages. A setting is adjusted during a maintenance visit and never written down.
The deviation itself is rarely the problem. The problem is how long it runs before anyone sees it...
A deviation noticed in weeks is a small correction. The same deviation noticed over the years has already worked its way into three areas: the energy bill, the service charges, and the credibility of the numbers you report to investors and auditors.
This is why an audit and a monitoring programme are not the same instrument. An audit is a photograph — accurate, useful, and already out of date the day after it's taken. Deviation is a film. You cannot see movement in a still image.
The buildings that stay close to their intent are not the ones that were designed best. They are the ones that are watched continuously, where a deviation is visible while it is still small enough to be uninteresting.
So the useful question for a portfolio...
Isn't: "Is our building performing well?"
It's: "How long would a deviation run in our buildings before someone noticed?"
