Three words that change how energy savings should be read.
Across our portfolio of operational buildings, the measured average sits between −15% and −20% — energy and CO₂. That is a portfolio average, not a per-building guarantee. Named cases are specific buildings, not averages, −18.4% on a large multi-AHU office, −28% on the district heating of a radiator-based building. The strongest cases reach ROI in under six months, with no CapEx to start.
The figures matter less than the method behind them. Any percentage can be estimated. The discipline is in the verification.
Verification means a measured baseline: how the building actually behaved before, not a design assumption. It means IPMVP-rigorous measurement, following the international protocol for measuring and verifying savings. And it means measuring continuously, so a result reflects sustained performance rather than a flattering month.
Why be strict about this? Because these numbers travel. Into service-charge discussions with tenants. Into GRESB and CSRD reporting, where measured data carries weight estimates don't. Into CRREM pathways and, increasingly, into transactions.
An estimated saving convinces a meeting. A verified saving convinces an auditor, a valuer and a buyer.
So whenever a savings percentage appears — including ours — the same three questions apply. What was the baseline? Who verified it? Against which protocol?
